PROPERTY SITE ANALYSIS

A detailed inventory and analysis of Pueblo’s Historic East Side Greenway identified potential opportunities and constraints related to the development of the master plan. The information was compiled on maps, using G.I.S. and includes the following:

  • Identification of land areas most and least suitable for new development and other and uses based on areas of severe slope, surficial bedrock, geologic hazard
  • Identification and evaluation of existing uses, improvements or structures and utilities
  • Project area drainage problems and water bodies
  • Vehicle accessibility, traffic and parking implementation
  • Areas of snow accumulation and storage
  • Areas of vegetation succession/sensitivity, environmental damage
  • Identification of on-site/off-site views which affect visual quality
  • Influences to surrounding land parcels and vice versa
  • Local infrastructure and facilities
  • Access, especially fire, emergency and maintenance
  • Highway and traffic influences
  • Existing ownerships, zoning and proposed land uses
  • Land development regulations and codes
  • Existing water, sanitary, storm drainage, electrical and other utilities
  • Historical information, including surveys, preservation plans and designated historic districts and structures

Specific Project Inventory / Data Collection Includes:

  • Open Lands Identification – identification and listing of parcels that are currently undeveloped
  • Urban Trail Identification – identify and list bike and walking paths that provide connections between existing trails
  • Wildlife Preservation – identify opportunities for preservation of wildlife species native to Pueblo, Colorado
  • Historical Site Identification – identify sites with historical, archeological, or paleontological significance and opportunities to incorporate such sites within parks, open space, and trails
  • Park Maintenance Standards – identify existing park maintenance standards and analyze deficiencies as compared to industry standards
